Worried about damage? Check the warning signs.Optional · 10 short questions · no contact details

Answer from what you already know. Stay on safe ground; do not go near the edge or into the water to check. You can choose “Not sure” for any question.

1. Holes, sinking ground, or soil washing out behind the wall?
2. Is the wall leaning or bulging toward the water?
3. What cracks have you noticed?
4. Gaps, missing pieces, or soil coming through the joints?
5. Is the top broken or crumbling, or is metal showing?
6. Are there rust stains on the wall?
7. Does water come over or through the wall at very high tides?
8. Has there been a major storm since the wall was last checked?
9. About how old is the wall?
10. When was the last professional inspection?
What this check is based on

The questions cover signs shown in the City of Holmes Beach seawall manual (pages 5–13): soil loss, wall movement, open joints and damaged concrete.

A simple starting point

Plan your seawall budget.

Three questions to get started. “Not sure” is welcome. No contact details needed.

An approximate length is fine.

Where can I find the wall length?

Look for the waterfront length on your property survey or seawall plans. For example, enter 75 for a wall that is about 75 feet long. If you cannot find it, tick “I don’t know the length yet”. Stay on safe ground; you do not need to measure beside the water.

Add height & site details Optional

Add what you know about the wall and access. We’ll include these details in your result so you can discuss how they affect the work and price.

Help with the height measurementTop of capWaterline (changes)Mudline / bottomBuried embedmentExposed height

Use the height from the bottom beside the wall (the mudline) to the top of the wall cap. Include the part under water. Use plans or a survey; leave this blank if you don’t know. Do not enter the full panel length or a survey elevation such as NAVD88. The buried depth and required top elevation come from the site design.

Use a price you’ve received Optional

How the numbers work

Per-foot prices multiply by the length of work you enter. Repair prices published as a project total stay fixed; they do not multiply by wall length. A plus sign means the source gives no firm upper limit. Separate repair choices are not added together.

Each estimate shows its publisher, original area and included work. Height, ground, access, demolition, permits and restoration can change the quote. We do not invent multipliers for those details. If your material or length is unknown, compare the separately labeled prices first.

Have a quote for your property? Enter it to add known extras and your chosen reserve. Unpriced work stays on the checklist. A cap-raise starting price applies only to an engineered topper on a suitable wall; it does not price moving or replacing the structure.

The wall’s bottom-to-top height, buried depth and survey elevation are different measurements. The project engineer determines the design and required height. See the City of St. Pete Beach engineering report and Florida DEP permit guide for planning context. Their public-project budgets are not used as residential prices.

What could your seawall cost?

Published contractor estimates for early planning. Each price keeps its original area and scope; your written quote confirms the full cost.

Choose the work, length and wall system to see a starting estimate. Repair prices use the named task; you can also enter your own quote and add extras.

Repair prices by type

Choose the repair actually needed. Project ranges stay fixed; per-foot figures use only the length being repaired. Different tasks are not automatically added together.

$1,500–$4,500
per project; Published partial-repair project range. The repair area and included work need confirmation.
Palm Beach and Broward counties, Florida [3]
Tieback anchor installation
$10,000–$30,000

Engineered cap raise
$300+
per foot of wall; Published starting price for a cap topper on a wall assessed as suitable. No upper limit is given; this does not price relocation or full replacement.

What to include in your price

Ask each provider to price the same shoreline and explain what remains uncertain.

  • Survey, investigation, engineering and the agreed wall length, alignment and system.
  • Old-wall removal or retention, disposal, temporary support and environmental controls.
  • Barge or land access, lift and dock conflicts, utilities and neighboring access permissions.
  • Anchors, cap, backfill, drainage, habitat measures and yard restoration.
  • Each permit fee, inspection, final record, exclusion and change-order allowance.

Brevard residential marine
Building review: $75 for the first $1,000 of value, plus $3.25 per additional $1,000 or fraction.
The page describes manmade waterways. Separate application, enforcement, public works, environmental, zoning and state charges can apply.
Brevard Natural Resources
Currently linked schedule lists $750 for a surface-water permit.
Ask NRM whether the separate permit applies; do not automatically add it to every canal project.
Cocoa
The January 1, 2026 schedule lists $25 application and $150 plan review with valuation-based charges.
Ask the city to classify the Docks/Seawall scope. The flat retaining-wall category is not a seawall quote.
Cocoa Beach
The city bases the fee on work type and value.
Request a current itemized calculation; older schedules online are not treated as current fee quotes.

The county’s $90 base environmental review and a separate surface-water permit are different items. Ask which reviews apply rather than adding every number from a web page.

A fee calculation is not a wall-price estimate

For an assumed $30,000 valuation under the county’s published marine building-review formula: $75 + (29 × $3.25) = $169.25. This is one review component only. It excludes other applicable county charges, state surcharges and all construction or professional costs.

The $30,000 input is an arithmetic example, not a recommended budget or a local quote. Confirm classification and the full fee calculation with the permit office.

Why can similar wall lengths have different prices?

Waterborne delivery can depend on canal width, vessel draft, bridges, dock conflicts and the proposed equipment route. Canaveral Lock has its own operating conditions; a normal opening schedule is not a confirmed mobilization reservation.

Land access can be constrained by trees, narrow side yards, pools or a public right-of-way. Ask the bidder to show the route and identify whose permission is required.

Make exclusions visible before comparing totals

A useful comparison sheet
LineRecord for each quote
Investigation

Construction

Access

Approvals

Changes

Bring unresolved items to the professional. A low quote with missing design or restoration costs is not directly comparable with a complete scope.

Are you comparing the same job?

Before deciding which total is lower, give each bidder the same scope sheet. Ask for a written estimate that identifies the work, materials, completion target and total.

Example: two proposals for the same property
Different assumptionQuestion that makes the comparison useful
One keeps the old wall; one removes it
What condition was assumed, and who decides whether the retained wall can stay?
One includes anchors; one leaves them provisional
What investigation or design will fix the quantity and price?
One includes yard restoration; one stops at backfill
Does the total include paving, irrigation, landscaping and access repair?
Permit fees appear as an allowance
Who pays any difference, and when will the actual fee calculation be available?

This example compares scope only. It does not supply a Brevard market price.

DBPR: Tips for Hiring a Contractor

Separate a price from an allowance

Priced

A named item has an amount and a clear scope. Check quantities and what the price includes.

Allowance

A provisional amount still needs a final fee, quantity or selection. Ask how the difference will be reconciled.

Excluded

You must arrange or pay for this item separately. Put it in your total project budget.

Unknown

Investigation is still needed. Record what would resolve the question before assigning a repair price.

Use these labels on your comparison sheet. Keep your own contingency separate from the contractor’s base price so you do not count it twice.

Questions that often come next

Should I multiply every quote by the same wall length?

Only if the rate covers the same measured scope. Returns, caps, access, removal and special details may be priced separately. Use the dimensions in each written proposal and ask the bidder to explain differences before entering a total in the planner.

How much should I add for unknowns?

Use the actual unresolved items rather than a universal percentage. Ask what each allowance covers, what could change it and how changes are approved. Your reserve is a planning choice, not evidence that an uninvestigated defect has been priced.

How to use these prices

The calculator uses dated prices published by named contractors. Brevard vinyl and cast-in-place concrete figures come from Capital Marine Construction; other systems and repairs retain their original Florida area. These are individual published estimates, not market averages. Per-foot prices multiply by the entered work length; project prices do not. No height, access or soil multiplier is invented.
